Algorfa is an inland municipality of 3,684 in the Vega Baja: the La Finca golf course, a Wednesday market, orange groves. The beach is a 19–25 min drive. We list 30 properties in Algorfa, at a median of €411 000 — about €3 270 per square metre.
Algorfa has 3,684 registered residents (INE, 2024). The municipality is entirely inland — on the irrigated market-garden land of the river Segura in the Vega Baja, about 26 m above sea level — and it has not a metre of coastline.
Most foreign buyers have heard the name for one reason: La Finca Golf. That is an honest answer, but not the whole picture. The golf resort and the old village are two rather different places inside one municipality.
These figures describe our own listings, not the whole local market — our selection carries more new builds than the area average. Medians are calculated from sale listings and refresh nightly.
The old centre is small and agricultural in scale, the houses low and traditional. The town hall stands on Plaza España, the parish church of the Virgen del Carmen is close by, and on Wednesday mornings from 9:00 to 14:00 a street market runs along Calle Fernando de Rojas. Around them are orange, lemon and mandarin groves and artichoke fields — the Segura huerta, still genuinely farmed.
Between the village and the golf course sit the urbanisations of the 2000s construction boom: Montemar (named after the 18th-century manor house Castillo de Montemar), Lomas de la Juliana, Lo Crispín and Montebello. These are villa and apartment estates, mostly in foreign ownership.
The pace is rural rather than resort: on balance this is a farming village with a golf course attached, not a golf resort with a village attached.
Algorfa is genuinely international. In 2022 register data 59.5% of residents were foreign-born, and in 2024 the mayor, Manuel Iván Ros Rodés, told local radio that more than half of registered residents are foreign nationals. Britons have long been the largest single nationality — 1,450 people out of roughly 3,700 in 2022.
At the same time a Spanish farming population still lives in the old centre and the surrounding huerta. Unlike a coastal town, the village does not empty out in winter — it was never built around summer tourism. The golf and holiday-home side runs on its own rhythm: busiest in the spring and autumn golfing seasons and during the northern-European winter months, quieter at the height of summer.
La Finca Golf opened in 2002, designed by Pepe Gancedo. Eighteen holes, par 72 — and the only course in the municipality. The Villamartín (1972) and Las Ramblas courses run under the same resort brand sit in other municipalities, not in Algorfa.
The ratings hold up outside its own marketing: in September 2024 Golf Digest placed the course among Spain's 15 best and called it the best in Alicante province, and Top100GolfCourses.com scores it 4.5/5 and 34th in Spain. The resort has won the World Travel Awards title of Spain's Best Sports Resort three years running; it comes with a five-star hotel, spa, restaurants, tennis and two pools.
An honest observation: the resort is a world of its own. A visitor forum thread about La Finca asks where to find somewhere to eat outside the gates and which local villages are within a taxi ride. Anyone wanting Spanish evening life within walking distance will not find it here.
What sells here is mostly detached houses and townhouses on their own plots, around La Finca and in the satellite urbanisations; the old centre has traditional Spanish village townhouses. A villa or apartment with a golf view is the product that turns up most often.
Prices have moved sharply. Idealista recorded a 45.6% rise in the twelve months to January 2025 — the largest of any municipality in Alicante province, against a provincial average of +13.8% — taking the average to €3,204/m². By June 2025 it had eased back to €3,063/m². The market is small and transactions few, so a single month's average is better read as an indication than as a precise figure.
One detail runs against the usual pattern: apartments (~€3,074/m²) price higher per square metre than houses and villas (~€2,609/m²) — newer golf-adjacent apartments competing against older village and urbanisation houses.
Golf Digest counted La Finca among Spain's 15 best courses in 2024 and the best in Alicante province; the resort has won the World Travel Awards sports-resort title three years running. The course is in your own municipality, not a drive away.
The same budget buys a detached house and a plot here rather than a small apartment near the sea. It is not the same thing cheaper but a different kind of property: more built space and quiet, with the beach a 19–25 minute drive away.
The old centre still runs a Wednesday street market, citrus and artichokes are grown around it, and a Spanish farming population still lives there. The golf development arrived alongside that, not instead of it.
We can talk through whether to look around La Finca or on the village side — in daily life they are quite different places.

No. Algorfa is a fully inland municipality in the Vega Baja del Segura with no coastline at all. The nearest beaches — Guardamar del Segura and La Mata — are a 19–25 minute drive away, not a walk.
Not quite. La Finca Golf is a gated resort and villa estate inside the municipality of Algorfa, but the Montemar and Lomas de la Juliana urbanisations separate it from the old village. With its own five-star hotel, spa and restaurants it functions largely on its own; the village is smaller, older and more agricultural.
Not that simply. Idealista's average for Algorfa in June 2025 was €3,063/m² — higher than coastal Torrevieja's €2,251/m², because Torrevieja's average is pulled down by a large stock of older small apartments while Algorfa's small market is dominated by newer golf villas. The same money buys more house and more quiet here, not the same thing at a discount.
Yes, but it has to be registered. In the Valencian Community a short-term let must be in the tourism registry as a vivienda de uso turístico (VT) under Ley 15/2018. Decreto-ley 9/2024, in force from 8 August 2024, also requires a municipal urban-compatibility report before registration; the registration lasts five years.
The public reference hospital is Hospital Universitario Vega Baja in Orihuela, about 17 km away. Algorfa has a small municipal medical practice, but as late as 2024 the mayor was describing a proper health centre as something still awaited. The village has a public primary school, CEIP Miguel de Cervantes; the British-curriculum Phoenix International School (ages 3–18) is in San Miguel de Salinas.
