Property in Torre Pacheco: golf resorts in the middle of farmland
An inland farming town with no coastline: nearly every foreign buyer here is really buying into a golf resort. Distances, prices and practical facts. We list 47 properties in Torre Pacheco, at a median of €296 900 — about €3 440 per square metre.
Torre Pacheco is an inland municipality in the Region of Murcia, on the flat Campo de Cartagena plain, roughly 8–12 km back from the Mar Menor lagoon. It has no coastline of its own. The town lives on growing, packing and exporting vegetables — lettuce, melon, broccoli, artichoke — not on tourism.
The most useful thing to say about this place is also the most honest: almost no foreign buyer here is actually buying into the town. They are buying into one of the gated golf resorts around it. Life happens behind the resort gates, and the working town is somewhere you drive through. That is not a criticism — it is simply the thing to know before you set Torre Pacheco beside a coastal town.

What the place is actually like
The land is almost completely flat. The municipality averages around 40 m above sea level, and the only high ground is Cabezo Gordo, a 312 m hill that is also a Natura 2000 site. Rainfall is under 300 mm a year and often arrives all at once, as a storm. Everything else, for kilometres in every direction and right up to the resorts, is irrigated vegetable field and plastic greenhouse.
The town centre is low-rise and functional: market squares, shops, packing and export businesses. There is no promenade and no narrow old-town street plan. The council is currently halfway through a €10.3m EU-co-funded regeneration of the centre — a renovated velodrome, a new tree-lined boulevard to the IFEPA exhibition centre, and a civic centre — a project that itself says how little shaded public space the town has had until now. A dry riverbed, the Rambla Sur, cuts the town in two; a footbridge is being built to reconnect the halves.
Fewer than half the municipality's residents live in the named town. The rest are spread across eleven villages (pedanías) and, increasingly, the golf resorts. Those resorts are self-contained bubbles a few minutes' drive from the centre, built around a golf course or an artificial lagoon and bounded by fields rather than by the town.
The population is around 41,000, though sources give different figures depending on the year and the method, so treat the number as approximate. Growth has been fast and unbroken: 14,315 people lived here in 1981, nearly three times that now, and agriculture rather than tourism is behind it.
Behind the resort gates there is a separate and much smaller population of British and other Northern Europeans — mostly retirees and holiday-home owners. In the municipality itself the work is in the fields, the packing plants and the export trade.
Unlike the coastal towns, the town itself does not empty out in winter, because work follows the harvest calendar rather than a season. The biggest crowds come in early October for the patron-saint fiestas (3–12 October in 2025), which alongside the procession and the bullfighting festival include a World Championship of Melon Throwing.
The property market here
One municipality holds two separate markets. In the town and the villages, modest apartments, terraced houses and older stock sell mostly to local and Spanish buyers. In the resorts, it is two- and three-bedroom apartments, townhouses and villas, and that is where the great majority of foreign purchases happen. The difference in build standard and specification is visible.
Be careful with the price figures. Idealista made Torre Pacheco the fastest-rising municipality in the whole Region of Murcia in February 2025: +64.6% year-on-year, averaging €1,999/m², an all-time high at that point. Other trackers disagree — Fotocasa showed roughly €2,944/m² and RealAdvisor roughly €1,741/m². Three sources, three answers. That is the signature of a thin market where comparable sales are few and methodology moves the headline more than prices do.
Which golf resorts are actually in Torre Pacheco
Marketing muddles this constantly, so it is worth being exact. Two 18-hole courses sit inside the municipality. Mar Menor Golf Resort is on the town's own ground: par 72, front nine by Dave Thomas (2005), back nine by Jack Nicklaus (2009), with a five-star hotel and spa on site; the beach is about 10 km away. La Torre Golf Resort (Saurines Golf) is in Roldán, also par 72 and Nicklaus-designed, opened in 2011; King's College School Murcia is inside it.
Santa Rosalía Lake & Life Resort is built around an artificial lagoon with two islands and a beach club. It has no golf course of its own — the nearest is La Serena Golf, about ten minutes away in Los Alcázares — and the real Mar Menor shore is about 4 km off. The resort sits on the boundary between Torre Pacheco and Los Alcázares; which municipality it formally belongs to could not be established.
Roda Golf & Beach Resort is often sold under a Torre Pacheco heading. It is not in Torre Pacheco — it is in the municipality of San Javier. If a listing offers you Roda, you are buying somewhere else.

Golfers
Two 18-hole, par-72 courses sit inside the municipality — Mar Menor Golf Resort and La Torre Golf Resort in Roldán — and Corvera airport is a 27-minute drive. The gap between golf and gate is about as short as this coast allows.
Retirees who want a resort, not a town
The resorts are built to be lived in without engaging much with the working town around them: their own pools and restaurants, plus a hotel and spa at Mar Menor Golf Resort. It suits buyers who want a gate and low maintenance, and do not need to walk to a beach.
Families who need an English-language school
King's College School Murcia — British curriculum, IGCSEs, A-Levels and the IB Diploma, from 18 months to 18 years — is inside La Torre Golf Resort in Roldán. A school on the resort's own ground, rather than half an hour's drive away, is genuinely rare around here.
Buyers priced out of the coast itself
Being inland and agricultural keeps prices below equivalent stock in San Javier, Los Alcázares or La Manga, while the Mar Menor is still a short drive. The trade is plain: more square metres for the money, but no sea.

Mar Menor Golf Resort and La Torre Golf Resort, in the village of Roldán, are inside the municipality. Santa Rosalía Lake & Life Resort sits on the boundary with Los Alcázares and has no course of its own. Roda Golf & Beach Resort, marketed in the same breath as the others, is in the municipality of San Javier.
Do I need a car here?
Yes. The beach is 12 km away, the hospital 20–25 minutes, and there is not much within walking distance of a resort. The A-30 towards Cartagena, Murcia and Madrid runs alongside the town (junction 171). Torre Pacheco and Balsicas both have railway stations, but this is a long-distance line rather than a commuter one — roughly six regional trains a day between Murcia and Cartagena. The Movibus network links the villages.
Can I let the property out short-term?
Yes, but before you advertise it the property must be registered as a holiday let (vivienda vacacional) with the Region of Murcia's tourism institute, through the sede.carm.es portal. That is a separate system from the Comunitat Valenciana's VT registration used further north on the Costa Blanca: one does not stand in for the other. We found no reliable occupancy or yield figures for the resorts here, so ask a seller for their own registration and booking history.
